Welcome to the SunSetter I Cabin! This is New Hampshire glamping at its finest!
Our 240-square-foot SunSetter I Cabin is nestled among leafy trees and pines, providing seclusion and privacy during your stay. The tiny cabin features a spacious deck, more than 100′ of waterfront on Rocky Bound Pond, and an aluminum dock to enjoy endless hours of water activities. Swim, kayak, float, boat, fish, relax, repeat!
Located in the picturesque small town of Croydon in the Dartmouth/Lake Sunapee Region. The Town boat launch is within minutes of the property.

BOOKING
Please read the information below to make sure the tiny cabin is a good fit for your glamping vacation needs.
We appreciate guests who respect our property, the natural environment, and other guests who may be vacationing at nearby properties. Parties or events of any type will not be tolerated.
By booking the SunSetter I Cabin, you agree to Pond Life Vacation Rentals’ House Rules and Dog Policy.
Please be mindful of COVID-19 travel recommendations for New Hampshire and surrounding areas.
THE CABIN
Our 240-square-foot glamping cabin features a queen bed overlooking the water on Rocky Bound Pond.
Looking to unwind? Perfect! There is no internet, Wi-Fi, or cable at this cabin. The tiny cabin includes a Smart flat screen TV and DVD player. An antenna provides three channels. Guests can log into their Netflix, Hulu, Vudu, Prime Video, and other accounts with their personal hotspot. New Hampshire is mountainous and cell phone reception is often intermittent; Verizon cell service is generally good in the area. No landline is available.
The kitchen is equipped with all the glamping necessities, such as utensils, dinnerware, coffee maker, toaster, microwave, refrigerator, and a two-burner cooktop.
Enjoy a beverage or meal at the bistro table for two or take your creation to the sitting area on the deck to enjoy the water view.
Please note: bottled water is required for consumption. Guests must provide their own bottled water for consumption.
OUTSIDE SPACE
Enjoy the sunsets on the deck overlooking the water where you’ll find a four-seat patio set. The lower sitting area features 2 Adirondack chairs. The backyard is fenced in on either side of the cabin but is open to the water.
The tiny cabin features an outdoor shower and portable toilet. There is no bathroom (toilet or shower) inside the cabin. There is a portable toilet which is professionally cleaned/emptied weekly and cleaned after each stay.
Air conditioning is available May through September; you’ll find an AC unit in the tiny cabin during those months. There is no heat in the glamping cabin; extra blankets are provided.
Enjoy more than 100′ of waterfront on Rocky Bound Pond with your own aluminum dock! Bring your boat, kayak, or canoe and store it on the dock during your stay. From the dock or water’s edge, you can swim, float in a raft, or launch a kayak. Please note that the pontoon boat in the photos is not included with the nightly rental rate. We offer short-term and seasonal rentals of kayaks, paddle boards, and floating mats for an additional fee. Please contact us for availability.
We provide a Weber charcoal grill and a Weber gas grill. Guests provide their own charcoal; an initial propane tank will be provided.
Cleaning and Supplies
This is a self-catered vacation rental. A limited supply of consumables is provided for your stay, including one (1) toilet paper roll per bathroom; one (1) roll of paper towels; dish soap; hand soap; and a garbage bag. Please be sure to bring additional supplies, including beach towels, for your stay. Each property is professionally cleaned and stocked prior to your arrival.
The tiny cabin comes with bedspreads, linens, blankets, pillows, towels, a fully equipped kitchen, TV, and furnishings unless otherwise specified.
Dog Policy
The SunSetter I Cabin is dog-friendly. We invite a maximum of one (1) well-behaved dog to accompany you during your stay. Dogs must be leashed on and off property. New Hampshire has a leash law.
Please leave pups that scratch, chew, or bark excessively at home. Dogs eligible to stay at our tiny cabin must have no bite history. Certain breeds may not be accepted. Dogs must be crated when left alone in the tiny cabin. We ask that dogs be well-groomed and that owner’s bring a blanket or bed, so that the dog doesn’t use the cabin bedding or furniture.
Please contact us at the time of booking to add a dog to the reservation. Non-refundable pet fee for dog under 30 lbs. is $100 and a non-refundable pet fee for dog over 30 lbs. is $150. This fee is not included in the nightly rate and must be paid at time of booking. A Health Certification must be provided to Pond Life Vacation Rentals prior to your arrival; you must also have personal liability insurance in place (e.g., renters or homeowners).
A $50 clean up charge will be applied if our cleaners have to remove any feces from around the cabin. There will be a $75 clean up charge if our cleaners have to remove excess dog hair from the cabin, furniture, or linens.
Location
Our tiny glamping cabin is located in a Pond Community with several cabins and cottages along a rustic dirt road in Croydon, New Hampshire. The cabin is easily accessed off I-89. There is onsite parking available for one vehicle. Access to the cabin and shorefront is steep, with uneven terrain and stairs.
ATVs are allowed on designated roads throughout Croydon that tie into Class VI roads and a trail system that provides miles of exploring.
All properties managed by Pond Life Vacation Rentals have on-site devices for the safety and security of guests and the home. Any attempt to turn off, damage, disrupt, or remove these devices will lead to fines and/or eviction without a refund. The SunSetter I Cabin has the following devices: Security Camera System – exterior only; Sound Decibel Monitor – does not record sound; monitors noise level in common areas throughout the home.
Guest Access
The SunSetter I Cabin offers contactless check-in for all guests. A welcome binder, located on the bistro table, provides local attractions, area dining, and instructions for appliances.
We’re available to answer any questions you may have during your stay. We’re knowledgeable about the surrounding area, so feel free to call or text us with your questions.
House Rules:
-Guests are required to sign a Vacation Rental Agreement prior to arrival to comply with Pond Life Vacation Rentals’ Terms of Service, Homeowners Association rules, and local laws or regulations. Travel insurance is highly recommended for any stay. All House Rules and the Dog Policy must be followed throughout the duration of the stay.
-Guest must provide a copy of their ID prior to arrival.
-The number of guests listed on the booking reservation is considered the maximum number of guests approved and authorized to be on the property, staying the night or visiting. A guest is any adult or child at the property. No unauthorized guests are allowed on the property at any time. Disregarding this is cause for the booking to be terminated and Guest(s) being asked to vacate the property. No refunds will be given. Guests will be charged $100 per night per person for guests exceeding the approved number of guests.
-The booking Guest must be over the age of 25 and be an occupant of the unit during the entire reserved period.
-Quiet time is between 10 p.m. and 8 a.m. No parties, large gatherings, events, excessive noise, or any illegal activity shall take place at property. Fires and fireworks are not permitted. No smoking is allowed in or around the property. If any sign of smoking is discovered, Guest authorizes the Owner to charge the Guest a minimum $500 cleaning fee.
-Bottled water is required for consumption.
-Please be considerate when using cooking spices. We all love flavor, but some smells permeate longer than your stay. Any excessive odor may result in additional fees being charged. Do not cook with strong aromatic foods and heavy spices inside the cabin; please use the outside grill.
-Guests are expected to leave the property tidy before departing. Please wash the dishes, take out the trash, and place used towels in the shower.
-If excessive wear and tear is found on property or additional cleaning is necessary due to spills; trash left on site; unclean dishes; stains to furniture, carpeting, linens, paint, wallpaper, or flooring, the Guest authorizes the Owner to bill them for additional fees. If at any time the maximum number of occupants is exceeded or if the Owner receives information about excessive noise, the Owner has the right to evict the booking Guest and all occupants immediately and to bill the guest a minimum service fee of $250.
-Parents should be aware of where children are at all times. Young children should be supervised when on waterfront areas, beachfront, boat launches, or boating. Children under the age of 18 should always wear life jackets when involved in boating or waterfront activities. Parents accept full responsibility for their children in all waterfront activities and boating.
Security Deposit
If a booking Guest or a member of the party damages the home, the booking Guest may be charged up to $500.
