Located in the heart of Newport, NH, the Studio at 57 Main is a large charming studio apartment for guests who are looking to stay within the convenience of downtown Newport. Within walking distance to local restaurants and stores. Located in the Dartmouth/Lake Sunapee Region. Close to Mount Sunapee.

Booking: Please read all the provided information to make sure the studio is a good fit for your vacation needs. If there is an issue with your stay that would prevent you from ranking it five stars, please give us a chance to address it.

Please be mindful of COVID-19 travel mandates in New Hampshire prior to booking.

The space:
The 900 square foot studio is open and airy. All amenities and furnishings are new.

Studio is located on the second floor, accessible by stairs.

The studio is perfect for a single traveler or 2 guests.

Bedroom area features queen bed, bureau and clothes hanging rack.

Living room features a sitting area with chaise lounge, full size sofa, Wi-Fi Smart flat screen TV and DVD player.

Kitchen is equipped with all the necessities; utensils, dinnerware, pots/pans, Keurig coffee maker, toaster, microwave, stove. The pub table provides room for meals or can serve as an additional work space. Please note, bottled water is required for consumption. Guests must provide their own bottled water for consumption.

Desk nook provides an area to work remotely.

Cleaning and supplies: This is self-catered vacation rental (a limited supply of consumables is provided – 1 toilet paper per bathroom, 1 roll of paper towels, dish soap, hand soap and garbage bag).

Each property is professionally cleaned prior to your arrival.

Heat and AC: October through April the heat will be turned on.
May through September an AC unit will be available.

Guest access:
We offer contactless entry access. We are knowledgeable with the surrounding area, feel free to ask questions. Call or text.

A binder, located on the kitchen table, provides local attractions, area dining and instructions for appliances.

Easily located off I-89

Parking: Off street/off-site parking only. Parking in front of the building allows for 30-minute parking to unload and check in to the Studio. Overnight parking is located behind the building in a Town parking lot.

House Rules:
-Guests are required to sign a Vacation Rental Agreement prior to arrival to comply with Pond Life’s Terms of Service, Homeowners’ Association rules or local laws or regulations.
– ID verification prior to arrival
– Direct Bookings / VRBO Bookings: $500 Damage Deposit will be held on Guest’s credit card 1 day before arrival and released 7 days after departure.
– Guest must be over the age of 25 and will be an occupant of the unit during the entire reserved period
– House Rules must be followed
– Quiet time is between 10:00 pm and 8:00 am
– No fires, fireworks
– No smoking is allowed in or around any property
– No large gatherings, house parties, loud noises, events, or any illegal activity shall take place at the property
– Bottled water is required for consumption
– Leaving the property tidy, running the dishwasher, and taking out the trash are expected of our guests
– Please be considerate when using cooking spices. We all love flavor, but some smells permeate longer than your stay. Any excessive odor may result in additional fees charged. Do not cook with strong aromatic foods and heavy spices inside the studio, please use the outside grill.
– Not pet friendly
– Security Deposit – if you damage the home, you may be charged up to $500
– If excessive wear and tear is found on property, or additional cleaning is necessary due to spills, trash left on site, unclean dishes, stains to furniture, carpeting, linens, paint, wallpaper, or flooring, Guest authorizes the Owner to bill them for additional fees. If at any time the maximum number of occupants is exceeded or if the Owner receives information about excessive noise, Owner has the right to evict Guest and all occupants immediately and to bill the guest a minimum service fee of $250. If any sign of smoking is discovered Guest authorizes the Owner to charge the guest a minimum $500 cleaning fee. Unless the rental policy specifically allows, if any sign of any pet is discovered Guest authorizes Owner to charge the guest an additional minimum $500 cleaning fee.
– Properties are fully furnished properties that will include bedspreads, linens, blankets, pillows, towels, a fully equipped kitchen, TV, furnishings unless otherwise specified.
-Travel Insurance is highly recommended for any stay.
– All properties managed by Pond Life Vacation Rentals have on-site devices for the safety and security of guests and the home. Any attempt to turn off, damage, disrupt or remove these devices will lead to fines and/or eviction without a refund. This home has the following devices: Sound Decibel Monitor – does not record, monitors noise level, located in common areas throughout the home.
– These rentals cannot be used for business purposes
-The number of guests listed on the booking reservation is considered the maximum number of guests approved and authorized to be on the property, staying the night or visiting. A guest is any adult or child at the property. No unauthorized guests on the property at any time. Disregarding this is cause for booking being terminated and guests being asked to vacate the property. No refunds will be given. Guests will be charged $100 per night per person for guests exceeding the approved number of guests.
